Summary: 

 

Operates and monitors Central Control and Monitoring System, Central Plant Equipment and the Mechanical, Electrical, Plumbing and Safety Systems for facilities.

 

Essential Duties/Responsibilities:

 

·         Operate and monitor central plant equipment, HVAC equipment and alarms via computer.

·         Maintain uniform building operating procedures at each site.

·         Respond to and take action on critical alarms.

·         Make rounds at to check equipment and maintain a log of various electrical/temperature measurements and all shift activities for each site.

·         Record shift activities in daily operator log.

·         Monitor Life Safety and fire systems.

·         Maintain and update operating and emergency manuals.

·         Perform water tests and maintain proper water chemistry for the condenser water system and boiler feed water.

·         Perform cleaning and painting of equipment.

·         Assist building technicians in equipment repair.

·         Notify Senior Engineer of any equipment problems and generate Facilities Work Order Requires for corrective action.

·         Enter current and historical preventive maintenance records.

·         Coordinate work with contractors.

·         Provide building access after business hours.

·         Assist in training new facility operators.

 

Education: 

 

High school diploma or equivalent knowledge of English, grammar and punctuation.

 

Experience: 

 

Requires a minimum of 2 years experience in the operation of chiller/boiler physical plants and in the operation of a building HVAC, Electrical, Plumbing and Safety systems.

 

Requires a minimum of 1 year experience in operating an automated building operation system.

 

Additional Knowledge, Skills, Abilities:

 

·         Able to provide a current City of Houston First, Second or Third Grade Stationary Engineers License.

 

·         Able to demonstrate a basic understanding of PC-based building automation systems.

 

·         Able to use basic mathematics to compute formulas.

 

·         Able to communicate clearly both verbally and in writing through the proper medium.

 

·         Able to recognize operational problems and take immediate correction action.

 

·         Able to demonstrate a working knowledge of building drawings.

 

·         Able to establish and maintain a good working relationship with tenants, clients, other facility operations personnel and contractors.

 

·         Able to provide and maintain a valid state driver’s license and safe driving record.

 

 

Physical Requirements:

 

·         Able to demonstrate and apply the manual dexterity to operate a personal computer.

 

·         Able to sit and view terminal for long periods of time (8-12 hours daily).

 

·         Able to exert up to 50 pounds of force frequently to lift, carry, push, pull or otherwise move objects.

 

·         Able to walk, bend, stoop, squat and/or kneel and must be able to sit for extended periods of time.

 

·         Able to use a variety of tools for any given job.

 

·         Able to read fine print on gauges and equipment.

 

 

Working Conditions:

 

·         Able to work shift-work, with overtime and shift changes required.

 

·         Able to work around potential safety hazards that require following safety procedures and the use of protective safety equipment.

 

·         Able to work outside in all weather conditions, if an emergency warrants.

 

·         Able to remain on-site during emergency situations such as hurricanes, ice storms, inclement weather, etc.
